We do not collect location data, we do not build user profiles and we perform no behavioural analysis. For website statistics we use exclusively Vercel Web Analytics, which is cookie-free and aggregated, with no identification of individuals.
Your data is only disclosed to the processors necessary for operation:
Transfer to the USA takes place on the basis of the EU's Standard Contractual Clauses (SCCs) and/or the EU-U.S. Data Privacy Framework. We do not sell, trade or disclose your data to others.
Data is stored on servers within the EU/EEA or in the USA with SCC protection.

Data is transmitted via the encrypted HTTPS protocol. Uploaded documents are processed in isolated sessions and are not stored in publicly accessible storage.

NordIndsigt, CVR 46521552, 9220 Aalborg Øst, Denmark ("the Provider") provides the service BoligCheck to private individuals ("the User") who order a preliminary, informational analysis of properties on the Danish market.
By ordering a report, you confirm that you have read, understood and accepted these terms.
BoligCheck provides a preliminary, informational analysis, prepared using AI technology based on the submitted documents and publicly available data. The purpose is to help the buyer understand risks before spending money on a lawyer, bank and bid.
Before you sign a purchase agreement, always consult an independent, authorised lawyer (advokat / buyer's advisor) and your bank.
The agreement is deemed concluded when payment has been received. We undertake to deliver the report within 48 hours of receiving the necessary information.
If key information is missing to prepare the report, we will notify you within 4 hours and agree either an extension of the deadline or a refund.
Minimum: a link to the property or the address. Optimal: the sales particulars (salgsopstilling) + condition report (tilstandsrapport) + energy label. We retrieve publicly available material ourselves and also work with incomplete documentation, but we clearly state the analysis's limitations in the report.
Payment is made via Revolut before delivery of the report. We accept: payment cards (credit/debit), Apple Pay and Google Pay.
Current prices: a BoligCheck of one property 299 kr, a comparison of three properties 599 kr, one month of home search 2,999 kr. All prices are in Danish kroner (DKK). The prices in effect are always shown on the site at the time of ordering.
NordIndsigt is not VAT-registered, and VAT is therefore not added to the prices.
Under the Danish Consumer Contracts Act (Forbrugeraftaleloven), when purchasing digital services online you have a right of withdrawal of 14 days from conclusion of the agreement.
Exception: if you have expressly requested that delivery begin before the 14 days have expired, and the report has been delivered, the right of withdrawal lapses at the point when the fully delivered digital service has been performed (cf. Forbrugeraftaleloven § 18(2)(13)).
A refund is possible if: (a) the report is not delivered within 72 hours due to circumstances on our part; (b) the report is delivered in an evidently inadequate quality (does not correspond to the description of the service). Requests for a refund should be sent to kontakt@nordindsigt.dk.
BoligCheck's reports are based on the documents submitted by the user and on publicly available data. We are not liable for:
The Provider's liability is limited to the price of the specific order. Indirect losses (including loss of profit) are not compensated.
The user bears sole responsibility for having the property checked by a lawyer, bank and/or a building surveyor before completing the transaction.
The reports are exclusively for the personal use of the party who ordered them. It is not permitted to:
The method, structure and formatting of the reports belong to the Provider. The User receives a non-exclusive licence to use the specific report for personal purposes.
These terms are governed by Danish law. Disputes are settled by the Danish courts.
Consumers can also contact Forbrugerklagenævnet (the Danish Consumer Complaints Board) or use the EU's online dispute resolution platform: ec.europa.eu/consumers/odr.
We may change these terms with notice on the site and/or by email at least 14 days in advance. Continued use of the service after the changes take effect constitutes acceptance. If the changes do not suit you, you may discontinue use of the service before they take effect.

Every factual conclusion in the report is accompanied by a source reference: a document, a web source, a calculation or an explicitly marked assumption. If there is insufficient data, we write "not enough data"; we do not guess.
Price assessments are always given as a range with a stated confidence level (Low / Medium / High). We do not give single, "exact" prices.
