Guide: After the purchase

Handover day: what to check while the seller is still there

On handover day (overtagelsesdag) you get the keys. It is also the last easy moment to record a fault and ask the seller about the house. A week later it is harder.

Updated

Why does handover day matter so much?

Many standard purchase agreements require the appliances included in the sale to work on handover day. If something doesn't work, report it straight away and in writing. The later you report it, the harder it is to show the fault was there before you. If bigger faults appear later, read what to do when a fault turns up.

The point: An hour with the seller on handover day can save you many hours of searching later. But get everything important in writing. Verbal promises are hard to rely on.

In short

Don't ask "is everything fine?". Ask to be shown the water, fuse board and drains, and test everything included in the sale while the seller is there.

Frequently asked questions

Must appliances work on handover day?

In many standard purchase agreements, yes. Check your own agreement and report faults straight away and in writing.

What should the seller show me?

Where to turn off the water inside and out, the fuse board, gas, drain wells and any backflow valve.

Should I change the locks?

It is recommended. You don't know who else has a key. The cylinders are often enough.
