Asbestos roof in Denmark: dates, markings and what you can check yourself

A fibre-cement roof, usually called an eternit roof, is a corrugated or slate-style roofing material that from 1927 until the late 1980s often contained asbestos. If a Danish house was built, or its roof laid, before roughly 1988, the sheets may still be up there today, and that affects safety, renovation rules and the price you should plan for as a buyer.

When was asbestos banned in roofing sheets in Denmark?

The construction year gives you the first clue, so the timeline matters in practice. Denmark tightened the rules in several stages, not on a single date:

The practical rule of thumb:

  • Before 1984: the sheets almost certainly contain asbestos.
  • 1984-1988: may contain asbestos, since production was phased out gradually.
  • After 1988: as a rule, they don't.
  • Houses built or renovated before 1990: can, in rare cases, still have sheets from leftover stock.

The Dansk Eternit Fabrik plant in Aalborg alone produced several million asbestos sheets between 1927 and 1986. This isn't a rare material, it sits on a very large share of Danish roofs from that era.

How do I check whether my roof contains asbestos?

There are concrete things you can check yourself at a viewing, well before you'd ever need a material sample.

The marking on the back of the sheet

Weather, wear, paint, moss and algae, plus earlier repairs, can easily hide the marking. On some houses the sheets are so weathered that there's nothing left to read without scraping into the material, which is exactly what you shouldn't do, since that's how fibres get released.

Only a lab analysis of a sample, taken by a professional, gives a fully reliable answer. It typically costs a few hundred kroner at an accredited lab.

What does BBR say about the roof?

This is the fastest check of all, and you can do it from home before you've even booked a viewing.

Denmark's building register, BBR, has a field called Tagdækningsmateriale (roofing material), which separates:

  • "Fibre cement, including asbestos", fibre cement that may contain asbestos.
  • "Fibre cement (asbestos-free)", fibre cement without asbestos.

The register flags buildings with potentially asbestos-containing roofing directly.

The owner enters BBR data, and it can be outdated or simply wrong. If the roof was replaced and BBR was never updated, the record is inaccurate. BBR gives you a first hypothesis, not a final answer.

The scale of it

Fibre cement is the most common roofing type in Denmark: 205.2 million m². The number of buildings with this roof type is falling: 1.56 million in 2011 versus 1.33 million in 2025, a drop of 14.6%.

"New roof" in the listing, and what BBR actually shows

This is the clearest example of why it's worth checking a listing against the registers at all. In a test analysis we ran before launch, we came across exactly this kind of mismatch, the kind a single-document AI scanner would never catch, because catching it requires reading at least three sources against each other.

The listing led with a promise in its first line: new roof. The story sounded credible, the owners had renovated the house themselves, including, they said, replacing the roof covering.

What cross-checking the documents actually showed:

The replacement had happened in practice, but was never registered officially, BBR was untouched. Exactly how the old asbestos roof was taken down is unknown. The new roof was already leaking, and that was in the documents. Meanwhile, the listing sold the whole thing as a selling point.

One honest caveat: a stale BBR entry isn't, by itself, proof of anything improper, it happens often and doesn't necessarily mean a rule was broken. But "old roof still in the register," plus "leaks in the documents," plus "standing water in the photos," stops being a coincidence once you line them up. That's not one inconsistency anymore, it's three pointing the same way.

The question isn't whether anyone lied. The question is what you're actually buying, and what it's going to cost you afterward.

A patched roof: when some sheets have already been replaced

A sign that's visible directly in a listing's photos, and one almost nobody reads correctly.

If a roof has patches of newer sheets among the old ones, a replacement has already happened, and it happened spot by spot. That's not necessarily a bad sign on its own, a targeted repair after hail or wind damage is entirely normal.

The real question is different: how was it done?

Working with asbestos-containing sheets is separately regulated. Removal, cutting and drilling without following the rules lifts fibres into the air, and they don't just settle on the roof, they end up in the attic, in the gutters, and on the ground around the house.

If you spot patches on an old eternit roof, it's worth asking:

  1. When was the replacement done?
  2. Who did it, a certified contractor or the owner?
  3. Is there documentation for how the old sheets were disposed of?
  4. Were samples taken after the work?

If the answer is "a neighbour helped out, ten years ago," that's not a verdict, but it's a concrete thing to negotiate the price on.

Patches on a roof don't prove contamination. They show that work happened, and that how it was done is unknown. The difference between "there's a problem" and "there's an unknown" matters here, and it's precisely the unknown that costs money at the negotiating table.

Can I remove or clean an asbestos roof myself?

The rules changed recently, and it's rarely mentioned anywhere.

Since 1 January 2025, an authorisation requirement applies: as a rule, private individuals do not have the right to remove asbestos themselves. The exception is short, minor jobs, the Danish Working Environment Authority itself cites replacing individual sheets as an example. Larger jobs require a licensed contractor.

Pressure-washing an asbestos roof is prohibited in Denmark. It wears the surface and releases asbestos fibres into the air and into the soil around the house. The Working Environment Authority stopped issuing new exemptions on 21 December 2025, and previously issued exemptions lost validity on 1 July 2026. A "beautifully cleaned" eternit roof in a listing can therefore be a red flag in itself, always ask how the roof was cleaned.

  • Some municipalities require a separate permit for removing and replacing asbestos-containing materials. The rules are local, check your own municipality.
  • Asbestos waste can only go to special receiving stations, where it's stored so the fibres don't spread. A regular construction-waste pickup isn't suitable.

What this means for you as a buyer: if the roof was replaced DIY before 2025, it could have been formally legal, but exactly how it was done is still unknown. If it was replaced after, that's a question for the documents. Either way, missing disposal paperwork is a signal worth acting on.

When is it dangerous, and when isn't it?

Asbestos is dangerous when fibres are released into the air and inhaled. As long as the sheets are whole, intact and untouched, everyday risk is limited.

Problems arise from:

  • wear and mechanical damage
  • drilling, cutting, sanding
  • pressure-washing, which is prohibited
  • removal that doesn't follow the rules

The main question for you as a buyer isn't whether it's dangerous to live in the house. It's what a replacement will cost, and when you should plan for it.

In practice: if the house is from 1975 and the roof is original, replacement stops being a "someday" question and becomes a question of the next few years.

What does it mean for the price?

  • All work gets more expensive. Repairing, removing and disposing of asbestos sheets is subject to special workplace-safety and waste rules. The contractor bill grows even for minor jobs.
  • "Needs painting" can mean "needs replacing." Old eternit sheets become porous, and paint is often only a temporary fix.
  • Concrete price levels. Removing an asbestos roof typically runs to around 59,500-93,500 kr. A full roof replacement with new covering costs more and, on an ordinary detached house, usually runs to a six-figure amount in kroner, depending on the roof's size and structure.
  • Insulation upgrades and solar panels get complicated. Any plan to alter the roof runs straight into the asbestos rules.

The gap in disposal costs is often exactly what becomes the negotiating point.

How to check it at the viewing

  • Look up the roof's age and material in BBR, and compare with when the house was built. It's the same kind of address-level register-check you'd use to check a neighbourhood yourself.
  • Look at the back of a sheet for NT or AF, or find the production number if there's no marking.
  • Look for flaking, moss and porous edges on the sheets. Moss is worse than algae, it holds moisture against the surface and speeds up weathering. Algae shows up as a greenish or blackish film, moss grows in clumps.
  • Check the listing's photos: are there patches of newer sheets among the old ones?
  • Ask directly: "Is the roof original? Is there documentation of any replacement or renovation?"
  • Read the condition report, but remember it assesses visible condition, not asbestos content as such.
  • In doubt: a material sample at an accredited lab costs a few hundred kroner.

In short

Don't ask "is there asbestos here." Ask "what year are the sheets from, what does BBR say, is there documentation of an earlier replacement, and what will it cost to take the roof down when the time comes."

When was asbestos banned in roofing sheets in Denmark?

Does every fibre-cement (eternit) roof contain asbestos?
