What is an energy label?
It is an assessment of how energy efficient the building is, on a scale from A to G. The label is made by an energy consultant from a certified company. It is required when a home is sold and is valid for 10 years unless the building changes significantly.
Why don't the costs match reality?
Consumption is calculated for a standard household with standard habits. Yours may live differently. Two houses with the same letter can produce very different bills. So ask the seller for the actual bills for recent years. Heating is only one item: how to work out total owner costs.
What do "profitable suggestions" mean?
The label lists suggested improvements: extra insulation, new windows, a heat pump, solar panels. Some are marked as profitable. That is a calculation of when the energy saving pays back. It does not consider whether the roof can carry it, whether the material may be worked on, or whether the roof needs replacing in a few years.

In short
Don't ask "which letter?". Ask "what did the previous owner pay per year, and can the suggested improvements be done on this particular house?".

Is an energy label required when selling?
Yes. It must be available when a building is sold.
Does the label show what I will pay?
No. It is calculated from standard use. Ask for the actual bills.
Are "profitable suggestions" always a good idea?
Not necessarily. The calculation looks only at energy, not at the roof or the condition of the house.
