The price per m² is below both the 12-month median for similar flats sold in Vejgaard (14,051 kr/m², n=43) and the median for sales in this same complex (13,989 kr/m², n=5), so the delay does not seem to be about price alone. The ejerudgift of 3,784 kr/month includes a balcony loan of 1,054 kr/month, and the seller writes that shared costs including water and heat are 3,690 kr/month, which implies about 1,865 kr/month for water and heat. The building's roof is fibre cement with asbestos, and the ejerudgift sets aside only 200 kr/month "for the roof". There are no ejerforening documents. Strengths

Check first: 1) the ejerforening's regnskab and budget for the last 2-3 years, the maintenance plan, the minutes of general meetings, and the terms of all shared loans; 2) what has been decided about the roof (asbestos) and who pays for it and when; 3) what the ejerudgift of 3,784 kr covers, the terms of the balcony loan, and why "water and heat" in shared costs is 1,865 kr/month while the owner's own heating cost in 2023 was 650 kr/month.

What would change this conclusion. A clean regnskab with no debts, a roof repair that is reserved for or already paid, a balcony loan with terms of no more than 10 years, an explanation for the long time on the market, and a price closer to 1.15-1.2m kr would raise the rating to "Acceptable".

What you cannot see at first glance

Eight signals worth knowing in advance

The listing says "flot", "lys" and "fantastiske parkeringsforhold". The registers and the figures in the salgsopstilling say more.

No ejerforening documents

On the ejerforening, the salgsopstilling gives only the 10/635 share, a reference to the standard vedtægter (articles of association, 2020, registered as a servitude) and a 30,000 kr charge in favour of the ejerforening salgsopstilling p. 4, 8. The annual regnskab, budget, minutes and maintenance plan are in neither the pack nor the agent's listing on the portal agent portal. Without them you cannot see debts, reserves or planned works. For a flat this is the main hidden risk: in an old building a special levy on all owners can reach 50,000-150,000 kr per flat estimate. Ask for the documents before you bid.

Asbestos-cement roof and "henl. til tagrenovering"

BBR describes the building's roof as "fibercement herunder asbest" BBR via danskadresseapi. The ejerudgift includes 2,400 kr a year "henl. til tagrenovering" salgsopstilling p. 7. The amount looks like a provision for a repair, but we do not know whether the repair has been decided or already paid for. The roof belongs to the ejerforening. A rough calculation: the building's living area is 2,658 m² over 3 floors, so the roof is about 890-1,000 m², and replacing an asbestos roof at about 2,600 kr/m² (DI, March 2026) gives 2.3-2.6m kr for the building. This flat's share by area is about 3.5%, which is 80,000-90,000 kr calculation roof area estimated. At 2,400 kr a year, it takes 33 years to build up that sum.

930 days on the market and two price cuts

The flat was listed in March 2024 at 1,405,000 kr, then cut to 1,305,000 kr and to 1,199,000 kr, about 15% in all. The order of the cut dates on Boligsiden is unclear, which does not change the final price Boligsiden, agent portal. Similar flats in the area stay on the market about 126 days on average, and of 24 active similar flats only two have passed 330 days (this one and one other) Boliga calculation. The price per m² is below most similar listings, so the reason seems to lie elsewhere: ejerudgift, roof, ground floor, noise or general condition. We do not know for sure, and a conversation with the agent will tell you.

The balcony loan takes a quarter of the ejerudgift

The balcony with its door is installed, and its cost of 92,000 kr is "belånes gennem ejerforeningen som et fælleslån eller egenbetaling" (financed through the ejerforening as a shared loan or paid by the owner). This contribution was earlier estimated at 580 kr/month before tax, but the ejerudgift now includes 12,650 kr a year, which is 1,054 kr/month salgsopstilling p. 5, 7. That is 28% of the whole ejerudgift. The difference looks like a shorter loan of about 10 years at 6.5-7% calculation terms not known. Ask for the term, the rate and the outstanding balance. Once the loan is paid off, the ejerudgift will drop.

Real monthly costs are higher than the ejerudgift

The ejerudgift of 3,784 kr/month does not include water, heating or electricity salgsopstilling p. 5. The seller writes that "samlede fællesomkostninger med vand og varme, henl. til tagrenovering" (total shared costs with water and heat, provision for roof renovation) are 3,690 kr/month. Subtracting the fællesudgift of 1,625 kr and the reserve of 200 kr leaves 1,865 kr/month for water and heat calculation. The owner's own heating cost in 2023 was 7,800 kr a year (650 kr/month) salgsopstilling p. 5. The gap between these figures is not explained, and only the regnskab will close it. Known costs total 4,434-5,649 kr/month before mortgage and electricity.

Ground floor: downpour, noise, soil

Boligsiden: "possible impact from a 2-year event" for downpours, meaning an impact is possible even in rain that occurs once every two years Boligsiden. Road noise is 60-64 dB against a guide value of 58 dB, status "noise-exposed" danskadresseapi. The plot is in pollution class V1 (suspected, a former plant nursery), with 31 more records nearby danskadresseapi, DinGeo. On svamp (fungus), insects and rørskade (pipe damage), the ejerforening's insurance says "Ukendt" (unknown) salgsopstilling p. 5. Ask about the history of water and damp, and inspect the basement.

Area: 92 m² or 85 m²

BBR gives 92 m² of living space, while the ejerlejlighedsfortegnelse gives 85 m² plus 5 m² of basement (90 m² in all) salgsopstilling p. 4 Boligsiden. At 85 m² the price would be 14,106 kr/m² calculation. The comparisons in this report use BBR. Ask why the figures differ (balcony, walls, measurement method). The "third room in the living room" from the advertising text needs a partition wall, a permit and, probably, the ejerforening's consent salgsopstilling p. 2 check the vedtægter.

Financing and insurance have catches

There is a 30,000 kr charge (ejerpantebrev) in favour of the ejerforening, and "ejerskiftelånet skal reduceres" (the ejerskifte loan must be reduced) by that amount, which may reduce the bank loan salgsopstilling p. 7-8. There are no charges eligible for afgiftsreduktion (reduced registration duty), so you will pay the full mortgage registration duty salgsopstilling p. 8. The standard loan at 4% is below the current 4.5-5% for 30 years market rates, September 2026. Ejerskifteforsikring (home transfer insurance) is not available in the usual form without a tilstandsrapport and an electrical report. A Gjensidige leaflet promises cover of 250,000 kr, an excess of 2,000 kr and 5 years, but that is advertising, not an offer Gjensidige leaflet.

What a flat like this might cost today (a guide, not a valuation)

The asking price is 1,199,000 kr (13,033 kr/m² per BBR). The original price was 1,405,000 kr, then 1,305,000 kr, now 1,199,000 kr, a total of -15% over 930 days Boligsiden, agent portal calculation. DinGeo mentions a probable sale at the building's address in 2015 for about 1,127,000 kr, but it is unclear whether that was this flat, so we do not use the figure DinGeo. Comparison: open-market sales of flats built 1964-1974, 73-109 m², Aalborg 9000, over 12 months (from 05.10.2025). The closest first, meaning the same 1969 complex, then a wider sample:

Conclusion: the indicative corridor for this flat is about 1.12-1.29m kr, moderate-to-low confidence. The lower bound is 12,393 kr/m² (the lowest sale in the complex) for 92 m², together with the asking price of the flat that has had two price cuts. The upper bound is the median of 13,989-14,051 kr/m² for 92 m². The asking price is 7% above the lower bound and 7% below the upper bound. The corridor does not include extra ejerforening levies or possible costs for the roof and the ground floor estimate. Price alone does not explain the 930 days, so the price can stay "in the corridor" and still be poor value if the ejerforening documents turn up a debt or a repair plan.
3. Ejerforening: the economics

The flat's main risk is hidden behind documents that are missing

The ejerforening (owners' association) owns the shared property: roof, facade, risers, plot. Its debts and plans are paid by the flat owners in proportion to their share. There are no ejerforening documents in the pack, so this section is a "gate": we can judge it only from what is visible in the salgsopstilling.

3b. Technical condition

Without a tilstandsrapport this is not a red flag, but you need your own inspection

The agent states plainly that no tilstandsrapport or elinstallationsrapport (electrical installation report) will be made salgsopstilling p. 5. For a flat this is normal practice and not a defect in itself. However, without the reports the seller does not get the usual protection under the huseftersynsordning (home inspection scheme), and ejerskifteforsikring (home transfer insurance) is not available in the usual form check with a lawyer. 4. Area, schools, liquidity

A convenient area, but the market for this flat is very slow

5. Heating and energy

District heating, but the real cost of heat and water does not add up

Heating: fjernvarme (district heating) or blokvarme (block heating), the source is stated in both the salgsopstilling and the agent's description salgsopstilling p. 5. Energy label C was issued on 07.06.2021 and is valid until 07.06.2031. The label was issued for the whole building, not for this flat: DinGeo states directly that it covers the whole building DinGeo, danskadresseapi. The actual heat demand depends on the floor and orientation, and a first floor above a basement usually loses more heat. We have not seen the label file itself with its recommendations, so there is not enough data on recommended measures and estimated costs. The routes we tried: DinGeo and danskadresseapi give only the letter and the dates. The label file can be requested from the agent or found by address on the Energistyrelsen website.

The gap between 7,800 kr and 22,380 kr a year (a difference of 14,580 kr) calculation. Part of it may be explained by water (which is not in the first figure), part by rising tariffs over three years, and part by some of the heat being distributed through the ejerforening. But a gap this size cannot be explained without the budget. Ask for the water and heat bills for three years and the breakdown in the regnskab.

Windows and heat. The living room has new triple-glazed units, and the other windows are probably older salgsopstilling p. 2 assumption. The radiators in the photos have no visible thermostatic heads brochure p. 1, 3. A heat pump instead of district heating is usually not an option for a flat, because the heat is shared.

Not included: electricity, contents insurance, mortgage. The taxes were checked: 1,466,000 kr × 80% × 0.51% = 5,981 kr, 815,000 kr × 80% × 7.40‰ = 4,825 kr (Aalborg 2026). This is the foreløbig vurdering, and the salgsopstilling contains both versions of the text on changing the valuation to the sale price. If the base is brought down to the price of 1,199,000 kr, the ejendomsværdiskat would be about 4,892 kr, so the difference is small calculation. The exact figure is given by vurderingsportalen.dk.

Mortgage by the agent's standard calculation: 6,730 kr/month gross and 5,390 kr/month net excluding ejerudgift, down payment 60,000 kr, rate 4%, 30 years salgsopstilling p. 7. Current 30-year fixed rates are about 4.5-5% market rates, September 2026. For a loan of about 1,139,000 kr at 4.75% that is roughly 5,940 kr/month for the loan alone, instead of 5,440 kr at 4% calculation example, a single loan. To get the monthly costs, add the ejerudgift and water with heat: within 4,434-5,649 kr.

One-off costs on purchase: per the salgsopstilling you need 1,220,869 kr (price 1,199,000 kr, registration of title 9,044 kr, lawyer about 7,000 kr, ejerpantebrev 2,500 kr and 1,825 kr, administrator 1,500 kr) salgsopstilling p. 7 calculation. Mortgage registration is not included: the seller has no charges eligible for afgiftsreduktion, so 1.25% plus 1,825 kr on a loan of 1,139,000 kr is about 16,063 kr salgsopstilling p. 8 calculation. Also your own advisers, a building expert, and an electrician's inspection. Rates are for 2026, so check before signing.

Insurance: ejerskifteforsikring without a tilstandsrapport and an electrical report is not available in the usual form. The report was prepared without a tilstandsrapport, without an electrician's report, without the energy label file and without a single ejerforening document. Basis: the agent's brochure (8 pages), the salgsopstilling (9 pages), the Gjensidige leaflet (general), public registers and market data. The market corridor has moderate-to-low confidence: n=5 in the complex, n=43 in the area, a sample mixed by street and condition. The roof, electrics, damp, PCB and asbestos must be assessed by a specialist.
