Who works for you when you buy a house in Denmark?
| Who | What they do | When you need them |
|---|---|---|
| Beskikket byggesagkyndig (certified surveyor) | Writes the tilstandsrapport for the seller. The buyer can hire their own for a separate inspection | Old house, "not inspected" areas, suspected damp |
| Boligadvokat (property lawyer) | Checks the purchase agreement, adds conditions, handles the transaction | Always, before you sign |
| Købsrådgiver (buyer's advisor) | Guides the whole process, often together with a lawyer | If you want someone to run everything for you |
| BoligCheck | Reviews the sales documents and the market, works out risks and prices, in your language | Before the offer, to filter out houses and arrive with arguments |
The tilstandsrapport, electrical report and energy label are ordered and paid for by the seller, and the agent gets commission from the seller. The surveyor is independent and certified, but the report is ordered to release the seller from liability. Before your offer, the only person looking at these documents from your side of the table is you. Or us.
When do you need a byggesagkyndig when buying a house?
- the house is old and the report has "not inspected" areas;
- there are signs of damp, mould or old leaks;
- the seller and the report contradict each other;
- renovations without documents or years.

One buyer told a Facebook group that his own surveyor found mould in a loft marked "not inspected" in the report. He also called the lawyer and the advisor "worth the money". We agree.

Your own surveyor inspects what he can see on the day, just like the seller's. His strength is not that he "sees better", but that you tell him where to look. A surveyor called in for a "general inspection" often repeats the seller's report. A surveyor with the list "loft not inspected, damp in basement, shed outside BBR" finds money.
How much does a byggesagkyndig cost when buying a house?
A guideline from our guide "What things cost": a consultation DKK 2,000-6,000, an inspection DKK 3,000-7,000. The exact price depends on the house and the scope. Ask for 2-3 quotes and check that the surveyor is beskikket (certified). Compare what is included: on-site inspection, loft, crawl space, damp measurements, written report.
Do you need a boligadvokat, and what does it cost?
The lawyer checks the purchase agreement, adds conditions (for example the advokatforbehold, which lets you withdraw without paying 1%) and handles the transaction through to registration. Guideline: DKK 7,000-10,000 fixed per house, DKK 4,500-7,000 for an andelsbolig, often including the deed. Hourly rates also exist: ask for several quotes and what is included.
The lawyer checks the contract, not the house. He will tell you whether the condition is correctly written in, but not that the bathroom with a red item costs DKK 80,000-180,000. So the lawyer and the document check do not replace each other: the first protects the deal, the second the price.
Do you need a købsrådgiver?
A buyer's advisor runs the whole process: search, viewings, negotiation, often together with a lawyer. It is useful if you are short of time or Danish. If you want to run the process yourself, a lawyer and, if needed, a surveyor are enough.
How do you avoid overpaying for checks on several houses?
- Shortlist 3-5 houses from the listings.
- A BoligCheck or quick check on each: drop houses with expensive risks.
- A byggesagkyndig on 1-2 finalists: inspecting exactly the areas we flagged.
- A lawyer before signing: contract and conditions.
What do checks on one house and three houses cost, with us and without us?
First, who pays whom:
| Who | Who pays | How much |
|---|---|---|
| Estate agent (ejendomsmægler) | the seller | 1-4% of the sale price, DKK 0 for the buyer |
| Tilstandsrapport, electrical report, energy label | the seller | DKK 0 for the buyer |
| Your own surveyor (byggesagkyndig) | the buyer | DKK 3,000-7,000 to inspect one house |
| Buyer's advisor (købsrådgiver) | the buyer | DKK 5,800-8,495 per property |
| Property lawyer (boligadvokat) | the buyer | DKK 7,000-10,000, once per purchase |
| NordIndsigt | the buyer | DKK 299 per house, DKK 599 for three |
You are seriously considering three houses and want professionals to check each one. The lawyer is only needed for the house you buy. Without a first filter, the surveyor and the advisor work on all three:
| What | Without us: all professionals on 3 houses | With us: professionals only on the finalist |
|---|---|---|
| NordIndsigt Compare 3 | DKK 0 | DKK 599 |
| Your own surveyor | 3 × DKK 3,000-7,000 = DKK 9,000-21,000 | 1 × DKK 3,000-7,000 |
| Buyer's advisor | 3 × DKK 5,800-8,495 = DKK 17,400-25,485 | 1 × DKK 5,800-8,495 |
| Lawyer | DKK 7,000-10,000 | DKK 7,000-10,000 |
| Total | DKK 33,400-56,485 | DKK 16,399-26,094 |
Saving: roughly DKK 17,000-30,000. You pay the big professional fees once instead of three times. If you do without a buyer's advisor, with us you land at DKK 10,599-17,599.
One house: without us DKK 15,800-25,495 (surveyor, advisor, lawyer), with us DKK 299 more. Here we do not save on professionals but give you something else: repair prices and negotiation arguments. Even 0.5% off a DKK 2 million house is DKK 10,000.
Professional prices: our guide "What things cost", typical 2026 ranges. Exact prices come from their quotes. Compare 3 reviews documents and the market and does not inspect the house on site: the finalist still needs a surveyor.

My view
I do not think BoligCheck replaces a surveyor or a lawyer. I think most buyers bring them in too late or too often. Too late, when they have already fallen for the house and signed. Too often, when they pay for an inspection of every house that was never worth considering. The documents are a cheap filter. The surveyor and the lawyer are expensive protection. The right order saves both money and nerves.

On your own or with us?
You can go through the documents yourself, and some people do. We have looked at the documents of hundreds of houses and know where to start so you do not pay professionals for a house not worth considering. A house you like you want to justify, one you do not you want to reject. We are not attached to either. With us you will know within 24-48 hours whom to call, and to which house.
In short
Start with the question: which house is worth showing to a surveyor and a lawyer, and which should be dropped before them?

Choosing between several houses?
Compare 3 puts three houses side by side: risks, prices and room to negotiate. You bring in professionals only for the finalist.
