Guide: prices

What repairs cost in a Danish house: prices for what the reports find

We went through 62 condition reports and 55 electrical reports from North Jutland (HUSDATA 2026). Here is what we found most often and what it costs: from the cheap scenario to the expensive one. The wide range is not a mistake: the same sentence in a report can mean new silicone or a new bathroom.

What do Danish condition reports find most often, and what does it cost?

Finding How often (HUSDATA) Cheap scenario Expensive scenario
Bathroom: loose tiles, joints, membrane red in 47 of 62 DKK 2,000-8,000: new joints and silicone DKK 80,000-180,000: new bathroom
Roof: cracks, flashing, ridge red in 32 of 62 DKK 5,000-30,000: individual sheets DKK 300,000-470,000: new roof with asbestos, ~170 m²
Loft: ventilation, condensation, signs of animals red in 13 of 62 DKK 10,000-40,000 more if the rafters are damaged
Windows and doors: old joints, door to garage red in 13 of 62 DKK 3,000-10,000: joints tens of thousands: new windows
Water and drainage: floor drain, safety valve red in 13 of 62 a few thousand tens of thousands: new floor drain with membrane
Garage, shed, carport red in 13 of 62 a few thousand tens of thousands: new carport roof
Damp basement in 6 of 63 DKK 15,000-40,000: drying, draining water away DKK 100,000-480,000: perimeter drain

Frequency from HUSDATA 2026 (62 detailed reports). Prices are indicative: our reviews, Dansk Industri 2026 (roof), Bolius 2025 (drain), not contractor quotes.

Not obvious

A new bathroom can have a red item too. In our data we saw a floor drain raised with an extra frame that is not approved for it: a typical sign of do-it-yourself work. "Renovated in 2019" in the listing plus a red item in the report together mean: the work was done badly or by the owner.

What do Danish electrical reports find most often, and what does it cost?

Finding How often (HUSDATA) What it means
At least one "illegal installation" 54 of 55 electrical reports not done to the rules, often DIY
Sockets without working earthing 37 of 63 houses risk of electric shock
Fire risk 41 of 55 electrical reports fix before you move in
Power supply could not be located 14 cases hidden wiring, not checked

Most items take a few hours of an electrician's work. But the whole list easily runs to a few thousand, and more if you need new earthing or a new fuse board. Ask an electrician to price your specific list.

Not obvious

"illegal" does not mean "dangerous". And the reverse: the most dangerous items are often under "fire risk", not "illegal". Read the categories of the items, not their number.

Oil tank and soil contamination: from-to

Scenario Price
Empty, clean, fill with sand DKK 3,500-6,500 (Bolius)
Remove a tank from the basement DKK 5,000-9,000 (Bolius)
Dig up and remove a buried tank DKK 9,000-30,000 (Bolius)
Cleaning contaminated soil from tens of thousands; in an extreme case in Aarhus an estimate of DKK 7-8 million (Ingeniøren)
Extended ejerskifteforsikring with contamination covers up to DKK 500,000 in an offer we have seen (2026)
Not obvious

It is often the pipe, not the tank itself, that causes the most trouble. An illegal or damaged pipe from the tank to the house can leak for years: in Aarhus, illegal pipes were found at about one in four newer tanks with buried pipes (Ingeniøren). Do not just ask "where is the tank?" but also "where did the pipe run into the house?".

What do damp-proofing, mould removal, radon and sewer work cost?

What Price Source
Perimeter drain and foundation insulation DKK 2,500-12,000 per running metre Bolius, Molio prices 2025
Mould removal on a small area a few thousand kroner quotes on Handyhand
Mould in the structure many times more: new materials, ventilation needs a professional assessment
Radon measurement DKK 500-1,300 Bolius via Tænk
Radon extraction system DKK 15,000-75,000 Tænk
Sewer TV inspection, ~10 m DKK 1,800-9,000 quotes on Handyhand
Not obvious

By law the tilstandsrapport does not check radon, the sewer or mould behind cladding. In our data radon is not mentioned in a single one of 63 reports. So "nothing found" here means "nobody looked".

Small things that add up to a big sum

Items that are rarely red but almost always in the reports, and almost always yours:

  • joints around windows and doors that have lost their elasticity;
  • gutters and downpipes, blocked or cracked;
  • wooden facades and bargeboards that need painting every few years;
  • the door between garage and house without a fire rating: a cheap item, but it is about safety.
Not obvious

Nobody counts the grey items ("minor damage") in a negotiation, because each one is small. But many reports in our data have 7-16 of them, and together they easily add up to tens of thousands. Put them in your first-year budget.

My view

I always price repairs in two scenarios and never take the middle. The cheap scenario is for negotiating, the expensive one for the budget. If you can only "carry" the house in the cheap scenario, you cannot afford it.
