Which houses are included?
The sample is 100 houses that were for sale in October 2026. 77 of them are in North Jutland. 61 of the 77 have a complete document set, and every figure about houses is based on these 61. The other 16 lack at least one document and are left out.

We use the same 61 houses for every figure so the shares can be compared. A house without an electrical report, for example, cannot be part of a count of electrical faults.
Which documents did we use?
Only documents the seller publishes with the listing. A complete set has five:
- Condition report (tilstandsrapport). The building inspector's review of the house, with red, yellow and grey marks.
- Electrical report (elinstallationsrapport). An authorised electrician's review of the wiring.
- Energy label (energimærke). The calculated energy use and suggested improvements.
- Sales prospectus (salgsopstilling). Price, running costs and the price of change-of-ownership insurance.
- Seller's questionnaire (oplysningsskema). The seller's own answers about the house.
Data from the national building register (BBR), via Boliga.dk, was used to check the roof material.

How we checked the figures
- The colour of the marks (red, yellow, grey) was read automatically and checked by hand on 62 houses. 62 of 62 matched.
- Wet rooms and roofs were counted from the headings in the condition report's damage list ("Badeværelse", "Toilet", "Bryggers", "Tag", "Tagrum") in all 61 reports. The method was checked against a manual review of 47 houses. 46 of 47 matched.
- Asbestos: the roof material was checked in BBR for all 13 houses where the condition report mentions asbestos and the seller answered no.
- Every mismatch between documents was reviewed by hand.

What kind of houses?
The houses were built between the 1800s and 2021: 14 before 1950, 31 in 1950-79, 8 in 1980-99 and 8 after 2000. Half were built in the three decades after 1950.

How to read the figures
- Red
- Red means critical damage: in the inspector's view the building part may fail soon. It does not mean expensive. A red mark can be a cracked tile.
- Seller's form
- The form asks what the seller knows. A mismatch between the form and the report does not mean the seller lied.
- BBR
- The category "Fibercement herunder asbest" also covers asbestos-free sheets. Only a sample can show whether a roof contains asbestos.
- Sample
- The figures describe houses for sale in October 2026, not all housing.
Forced auctions: a different source
The figures on forced auctions do not come from the sale documents but from Statistics Denmark (tables TVANG3 and BOL102). They cover every announced forced auction, including holiday homes and commercial property. Dwellings means dwellings with registered residents. The figures show how many auctions there are, not why.
What the figures do not show
The figures do not show that sellers lied, the state of all housing, or what the damage costs to repair. No addresses or details that could identify a house are published.

Questions about the figures or method? We reply the same day and send tables and graphics.
kontakt@nordindsigt.dkQuestions from journalists
Why only 61 of the 77 houses in North Jutland?
So that every figure has the same base. 16 houses lacked at least one of the five documents, and a house without, say, an electrical report cannot be part of a count of electrical faults.
Can we have the addresses?
No. We do not publish or share addresses or details that could identify a house. We are happy to describe individual examples anonymously.
Do the figures show that sellers hide damage?
No. The seller's form asks what the seller knows. The figures show where the documents disagree, not why.
